MWC: A Middle West Collective Project

The Middlewest Collective Project is a group of Chicago locals and like-minded individuals from separate industry backgrounds (builder, baker, restauranteurs, florist, interior designers, creative directors, artists, etc) and professions who come together to collaborate on a variety of projects which benefit the community and local businesses by utilizing an adaptation of integrated project delivery. The collectives endeavors range from art installations, furniture & lighting fixtures design and fabrication, interior renovations & interior design, restaurant & hotel concepts, and pretty much anything amazing.

These tables are one part of a furniture line meant for retail applications which we up-cycled using salvaged materials found and purchased from The Rebuilding Exchange. This table set is soon to find a home at the home, retail, and garden boutique Asrai Garden . A Middle West Collective Project will be making a its full product, services, and project launch soon!

ARTS & EDUCATION: Burnham Pavilion Deconstruction

3CC has been busy deconstructing the Burnham Pavilion this week. The Burnham Pavilion has been in Millenium Park since this summer as part of the Burnham Plan Centennial. Learn more at http://burnhamplan100.uchicago.edu/. The majority of materials from the Pavilions will be up-cycled.

3rd Coast Construction is proud to say that we are an active member of the non-profit, educational organization. The Building Material Reuse Association's (BMRA) mission is to facilitate building deconstruction and the reuse / recycling of recovered building materials.

ARTS & EDUCATION: Deconstructing- University of Chicago Fine Arts Building

3rd Coast donated time to deconstruct and ship items from the University of Chicago Art department building to the Rebuilding Exchange (www.rebuildingexchange.org). The University of Chicago has donated the majority to the Rebuilding Exchange. 3rd Coast purchased the remainder of the materials and have found a new home to integrate the purchased materials (lighting and sinks) into an upcoming renovation.

3rd Coast Construction was hired to design, build, and maintain the brand dynamics for the interior renovation of One Mind Body & Being . From the concrete flooring to the completed carpentry details. This yoga and pilates studio in the Bucktown/Wicker Park neighborhood is a great representation of our commitment to supporting local businesses, deconstruction & up-cycling of reclaimed materials, healthy environments and communities by providing environmentally sound building methods and means while maintaining a low carbon footprint and a cost effective budget. 3rd Coast strives to seamlessly integrate up cycled materials into structural or aesthetic elements within the space to create an organic transition from room to room to wall treatments and furnishings. Every member of 3rd Coast has passion, integrity, and an accountability to our clients and community which drives each member from the mechanical engineer to carpenter to interior designer, to IPD & BIM specialists, to the deconstruction methods, up cycled materials by realizing the balance of being fully engaged with our client and the project team to find the most cost effective and healthy solution for the space while maintaining the clients branding, budget, daily operations & logistics, and continued success of their business, which is only achieved by working together, and when appropriate incorporating 3rd Coasts adaptation of the Integrated Project Delivery and Building Information Modeling practices. 3rd Coast is appreciative and proud to have the continued opportunity to help develop healthy businesses that are successes for the community.

One Mind Body & Being owner, Stacey Weinstein shared a similar design taste as 3CC when it came to the aesthetics and sense of welcoming comfort that was crucial for Stacey and the experience she wants her clients to experience while in the studio. 3CC sourced reclaimed materials, lighting, wall treatments and up-cycled them to make the wood finish treatments, wood landings, mirror trim details and the column wrap detail which was designed by Dan Sheehy of 3rd Coast. Elizabeth Cronin, owner of Asrai Gardens consulted on the interior color design, native plant program and reclaimed furnishings. The raw and refurbished reclaimed materials were sourced and purchased from Meegan Czop, business manager of the, Rebuilding Exchange, local reclaimed lighting and furnishing purveyor Urban Remains along with another local reclaimed lighting and furnishing purveyor Architectural Artifacts.

HOSPITALITY: Blackbird Restaurant Chicago

Being ever thoughtful of maintaining a congruency in quality along with an innate understanding of the daily operations and consistently reaching for perfection in all areas of the restaurant, the Blackbird Restaurant Group made the choice to refresh the back of the house kitchens, cold prep and main work areas within the first floor and basement areas. I experienced the same painstaking attention to detail, care, and just plain hard work from the restaurant partners during the renovation process. The project time line was extremely aggressive and partners Chef Paul Kahan, Donald J Madia, and Rick Dermit were there throughout the renovation process. I had the opportunity to experience a level of ownership, humbleness, and pride in thier individual specialties and crafts which has and always will make Blackbird a piece of art ever moving, ever evolving, and consistently ahead of the culinary curve. Thank you to Chef Paul Kahan, Donald J Madia, Rick Dermit, Eduard Seitan, & the Blackbird staff for the opportunity to be a part of your project, Dan.

ARTS & EDUCATION: UN Studio | Burnham 100 Pavilion

ARTS & EDUCATION: The media loves a good Burnham Pavillion

Spring isn't the only thing that's got people buzzing and basking in the wonderment of Millennium Park. The new Burnham Pavilions are attracting quite a bit of media attention. The pavilions, of which Third Coast Construction is working on one, are being erected in celebration of the 100 years since The Burnham Plan, which essentially designed Chicago, took effect. URBAN SALON: Wicker Park Salon

The project began with a complete demolition of the interior. All building materials were either salvaged or contained recycled content, all paints used are low VOC, all plumbing fixtures used are low flow and Eco friendly. 3CC constructed all new walls, installed new doors, base and case moldings, installed all low voltage data and phone systems, repaired and refinished the flooring systems, removed and rebuilt the kitchens and bathrooms, built the new wash station area, installed all millwork, lighting packages, new mechanical systems, and completed renovations of the facade, etc. Highlighted in the imagery above is the Reception and lounge area and a wall installation designed by The Mighty Bear Cats.

ARTS & EDUCATION: UN Studio| Burnham Pavilion | Millennium Park

When Daniel Burnham laid out his plan to pull Chicago from the civic disaster it was becoming, he approached it with the future in mind and perhaps a hint of showmanship. A century later, with Chicago an architectural and civic wonder, designers are thinking along the same futuristic lines with a full serving of sustainability.As the city celebrates 100 years of The Burnham Plan, innovative design and construction is once again making headlines and is certain to drop jaws. On June 19, two new temporary pavilions will be unveiled to the public. One of the pavilions was designed by the Amsterdam-based Ben van Berkel. His UN Studio is working with Third Coast Construction to create the sustainable steel and wooden pavilion. Assembly has begun in Millennium Park where the pavilion will be shown until October at which point it will be dismantled and recycled. Third Coast Construction will see to it that all of the materials will go to a variety of non for profit organizations and charitable groups.

DWELLING: Oakbrook

This is a sustainable green build single family home that will, once completed, house a family of four. 3CC has had the opportunity to work with the architect and client in value engineering the mechanical systems, finish material selections; added value of deconstruction benefits and other areas of the home to help reach the clients desired budget while maintaining the function and aesthetic sensibilities captured within these renderings.

Collaborating with this innovative architectural group and a client dedicated to a more efficient and sustainable lifestyle created a cohesive project team, which speaks to the collective and sustainable sensibilities of 3CC, the architect, and the client. We appreciate and look forward to contributing to this forward thinking project dynamic.

THOUGHTS: Deconstruction

Deconstruction is the selective dismantlement of building components, specifically for re-use, recycling, and waste management. It differs from demolition where a site is cleared of its building by the most expedient means. Deconstruction has also been defined as “construction in reverse.” The process of dismantling structures is an ancient activity that has been revived by the growing field of sustainable, green building. Buildings, like everything, have a life-cycle. Deconstruction focuses on giving the materials within a building a new life once the building as a whole can no longer continue.

When buildings reach the end of their useful life, they are typically demolished and hauled to landfills. Implosions or ‘wrecking ball’ style demolition is relatively inexpensive and offers a quick method of clearing sites for new structures. On the other hand, this method creates substantial amounts of waste. Components within old buildings may still be valuable, sometimes more valuable than at the time the building was constructed. Deconstruction is a method of harvesting what is commonly considered waste and reclaiming it into useful building material.

3CC is proud to be a certified deconstruction contractor and we try to implement this, even the smallest of increments, into all of our projects. We are able to give the owner a tax deduction for any material that is donated from the building. Because of what we find during many deconstruction projects, we are able to give the owner a tax deduction for any material that is donated from the building. We are certified deconstruction contractor providing services for residential, commercial, light industrial, non for profit organizations and we are implementing this ideology for all of our projects, when it is appropriate.

THOUGHTS: A favorite

Asrai Garden is one of my favorite local Chicago business. Owner Elizabeth Cronin has a selection of regional and local flowers, plants, eclectic art and cards (most of which are made by local designers and artists), hand crafted candles and apothecary, amongst many other great little items. Some of the cards that are sold are produced by her staff, including my favorite, Mid West card, which one staff member (Rose) produced the art work and the final product.

The aesthetic that Asrai garden produces (in my humble opinion) is forward thinking, comforting, familiar, classic, and with all of the local artists and designer goods packed into the little shop, it's a special place. I would buy just about everything in the store. It's Chicago, it's home grown and it's one of a kind.

RETAIL: Threadless Kids Retail Store

3CC was very excited to have been selected to complete the design build scope of work. The Threadless Kids retail store at 1905 W. Division Street. With a budget conscious and sustainable approach and the project was completed ahead of schedule, within budget and with a happy client, which to us is the best way to end any project.

3CC exercised various Sustainable interior design initiatives during the Deconstruction prior tot he build phase. his projects focus was to maintain the focus on Threadless’ aesthetic & brand along with utilizing an IPD project structure between the clients build out liaison (Dustin Henderlong) 3CC and 3CC's architect. Threadless is a great client to work for and have a very talented staff. It was pleasure to have the opportunity to work for them.

URBAN OFFICE: Tangible Worldwide - Innovative Creation

3rd Coast utilized a integrated project delivery method working with the client and Founder of Tangible Worldwide Merrick along with Dan Pohrte of Product Architecture + Design. The interior renovation aesthetic & feeling state speaks directly to the concept Tangible Worldwide Chicago office location was to create, an innovative, creative, and welcoming space using a mixture of materials, textures, and building methods.

This is a far cry from typical workspace fluorescent tubes beating down on the employees and creates a healthy and productive work space. There is a boxing gym that had been designed by 3CC. The first floor has the reception area, which showcases a glass partition, a log inset and a custom built reception desk that (which, was assembled on-site re purposing and existing desk). Behind the log inset is the White Room. The conference room has an impressive sound attenuation system that diverts the noise from the progress being done upstairs in the main office areas. The large plain white wall will be used as a projection screen. The bar was designed, as most bars are, for socializing. It also acts as the exterior of the first floor restrooms. The first floor men's bathroom art work was done by Josh Kenyon who is an independent artist and holds the position of creative director for Tangible Worldwide .
